Garden Annexe - Newbury

A stunning garden annexe, which has a contemporary light and airy feel.  Measuring 8m x 5m, the building contains a lounge, kitchenette, double bedroom and a fully tiled shower room.

The annexe was designed for our client's son to move into, to allow him his own independence.

It was built 60 metres from the main property, the ground works were extensive with connections to the mains and trenching containing water supply, armoured cable, foul pipes and cat6 data cable.

The kitchette contains plenty of storage, single oven, induction hob, extractor, integrated fridge and plumbing for washing machine. The window on the side elevation brings in lots of natural light.

The shower room has been fully tiled, it contains a contemporary vanity unit, toilet, electric 10.8kw shower, glass sliding shower door, a low profile resin shower tray, extractor fan and fan heater.

Clad in Cedral Weatherboard, a maintenance free option that comes in various painted colours.

This annexe includes heating, internet connection, 2 smoke alarms, LED down lights, external security light and plenty of power sockets. It has been beautifully finished with waterproof Quickstep Livyn flooring.

Planning permission and Building Control are required for all garden rooms which contain living accommodation, EGR handle this process seamlessly for you.

Multifunctional Garden Room - Richmond

We have completed our latest project a stunning multi-functional garden room for our clients in Richmond.

Measuring 5.6m x 5.4m, this is perfect space for the modern family.

This impressive room is clad in Cedral Weatherboard.  If you are siting your garden room within 1 meter of any boundary it should be constructed substantially of non-combustible materials, if it has an internal size of between 15 and 30 square meters.  EGR use Cedral Weatherboard cladding to ensure our buildings are compliant.

Electrical connections to the house include LED down lights, smoke alarm, thermostatic panel heaters, power sockets, Wifi and external lighting.

The glass on this garden room creates a light and airy internal space, with stunning views over the garden.

Garden Room - Wimbledon

Our latest project is a superb garden room for a family in Wimbledon, measuring 5.7m x 4.7m.

It contains a spacious contemporary shower room with a resin shower tray, Mira shower, toilet and vanity unit.

The building is clad with maintenance free Cedral Weatherboard, available in various modern colours. 

The floor has been finished with practical porcelain tiles for easy cleaning.

A large electronic opening Velux roof light operated via a remote control with rain sensor has been installed to let in lots of natural light,

An air conditioning unit has been installed to provide both cooling and heating, an efficient way to control the temperature all year round.

The electrical package includes connection to the consumer unit in the clients house, together with power sockets, LED down lights internal and external, cat 6 data point, extractor fan and fan heater in the shower room and a smoke alarm.

As with all our projects we offer a Turnkey solution, from trenching for the drainage, connections for the water, foul and electricity. 

Building Control sign off is required for all projects including connections to mains services; we arrange this as part of the project management.

Garden Room - Borehamwood

This bespoke 3.4m x 5.4m garden room in London includes a storage area at the rear.

The building is clad in wood stained oak Cedral Weatherboard and finished internally with beautiful engineered wood flooring.

The electrical package includes connection to the consumer unit in the clients house, together with power sockets, contemporary panel heater, LED down lights, external security light, smoke detector and Cat6a data point.

Planning was obtained to allow for a 2.7m height, anything over 2.5m requires planning permission if within a metre of the boundary.

Build time 2 weeks.

Bespoke Garden Office - London

This superb bespoke garden office has been designed for our client to work at home, it fits neatly into the corner of the garden which previously contained shrubs and an old tree house, so they have not lost any lawn area.

14.3 sqm external size, the building is a pentagon shape with only one angle being 90 degrees.

Planning permission was required because the building was to the side of the property, we handle all planning requirements.

Externally the building was clad in Cedral Weatherboard, a contemporary maintenance free finish.

Internally the room is finished with laminate flooring, electrics include 14 x Cat6 data points, panel heater with thermostat and smoke alarm.

The best way to create a motivating and productive environment is to have a dedicated workspace, an office in the garden is the perfect solution.

Multi-purpose Garden Room - Crawley

A multi-purpose garden room with shower room has been built for our clients in Crawley.

Measuring 5.4m x 3.3m externally, this beautiful room is bespoke in design with plenty of windows to appreciate the views over the garden.

This garden room is clad in white Cedral Weatherboard, with its '0' rating for fire and its painted finish which will not fade, it is a practical, contemporary product.

For all garden rooms which have drainage connecting to the mains services, Building Control is required, EGR's arrange this as part of the project.

Laminate flooring in the main room and tiles in the shower room, create a practical solution.

The electrical package includes connection to the consumer unit in the clients house, together with power sockets, heater, LED down lights, external security light, smoke detector and Cat6a data point.

We dismantled the existing garage and removed it from site as part of our Turnkey Service.  We also laid an additional foundation for a garden shed to the rear of the garden room.

We had a single garage in need of demolition.  We wanted to replace it with a multi-use space that would serve as a home office, a sewing room, a play room, a guest room and (according to our daughter) a disco/science lab. 

It needed to be usable all year round. It also needed a shower room, sight lines over the whole garden and it needed to look good, as it's a focal point from the living room. It was a long list of requirements for a small space but Executive Garden Rooms have met the challenge brilliantly and we could not be more pleased.

Ben completed a thorough site visit and talked us through the options available to us, sketching out some initial ideas.  Alison paid close attention to what we wanted and refined the initial plans to make sure every aspect was right for us.  She also answered our many questions promptly and made sure we had detailed information about the costs of different options, so that we could make informed decisions.

During the build, Ben kept the project on track through miserable weather conditions, parking/access problems and even when his van failed and had to be replaced mid-project.  Everything was organised very efficiently.  Ben and the team worked incredibly hard, made sure each detail was right and were careful to minimise the disruption for us and for our neighbours.

The project finished on schedule in three weeks and we are delighted with the results.

Garden Room - London

A superb sized Garden Room with toilet facilities has been built for our client in South West London.

Measuring 6.5m x 4.8m externally, this beautiful room is bespoke in design with plenty of windows to appreciate the wonderful views over the garden.

Clad with the increasingly popular Cedral Weatherboard, with its '0' rating for fire and its painted finish which will not fade, it is a practical, contemporary product.

The electrical package includes power sockets, LED down lights, external security light, smoke detector and Cat6 data point.  An Air Conditioning Unit was installed which provides both heating and cooling, this is becoming extremely popular and much more efficient to run than underfloor heating.

We installed a cassette toilet into this build, this toilet solution is perfect for clients that don't have services nearby to connect to, it has an integrated flush tank and a ceramic bowl.

An electronic Velux roof light, operated via remote control with rain sensor size 900mm x 1200mm, brings in a good amount of natural light into the centre of the garden room.

As with all our garden rooms, it is built to the highest quality and standard, which exceeds the specification of a new build house.

Music Room - Esher

A bespoke garden room measuring 5.2m X 4.1m has been designed for our clients in Esher.

The garden room has been split into 3 areas, a large room for a grand piano, a cloakroom with toilet and hand basin and a spacious entrance hall.

Additional sound proofing has been included in this build, because it is to be used as a music room, we enhanced it with SoundBloc plasterboard, resilient bar in the ceiling and walls and triple glazing in the windows/door.

Beauty Room - Merton

We have designed this superb bespoke garden room to fit into the corner of the garden.  The room measures 4m x 4.4m in size.

This practical beauty studio has toilet facilities, which required building control as standard.

It contains a range of fitted units - perfect for storing towels and equipment and a further hand basin.

Electrics include : external PIR light, internal & external LED downlights, smoke alarm and Cat6 data.

With Cedral Weatherboard cladding the building looks contemporary and stylish.

Garden Annexe - Surrey

This superb 12 metre x 5 metre Garden Annexe has been designed and built for our clients in Surrey.

Building a garden annexe at the bottom of the garden is a great way to extend your home living space - perfect for grandparents or young adults struggling to get on the housing ladder who need their independence, it is exceedingly good value for money compared to buying a flat or bungalow.

The annexe required planning permission and is built to the same building regulations as a bungalow, it was checked at various stages by the building inspector to ensure strict compliance.

The ground works for this build were substantial, taking 2 weeks.  60 tonnes of soil were removed from site; 70 linear metres of trenching from the garden room to the house; hand excavate 15 pile positions and install 150mm diameter steel cased piles, each 3 metres deep; a ring beam; 200mm deep fully reinforced concrete slab.  The garden room was beautifully finished with 76 sqm of block paving, including 200mm of type 1 underneath.

A pumping station was installed to cope with the 6 metre rise to the manhole.

The roof overhangs the building by 900mm along the front, the roof was substantially reinforced as designed by our engineers.

The anthracite aluminium windows and doors look stunning against the white rendered front.

The building was clad with black smooth HardiePlank cladding, which looks fantastic.

The boiler to supply the hot water, towel radiator and shower is run by LPG gas, which is far more efficient to run than electric.

2 air conditioning units were installed to provide both cooling and heating.

Electrics included connections at both the house and annexe; 12 internal double power sockets, external power socket, 29 LED down lights; 2 smoke alarms, carbon monoxide alarm, floor box for data connections, telephone point, 2 external lights.

A lovely kitchenette has been fitted with plenty of storage cupboards, sink, integrated dishwasher and fridge, Zip tap to provide boiling water, finished with a slate grey effect worktop.

The large shower room included resin shower tray, glass sliding shower door, Mira shower, vanity unit and toilet.

An electronically operated Velux roof light, operated via remote control with rain sensor size 900mm x 1200mm, brings in a good amount of natural light into the lounge/kitchen area.

The storage room at the end of the annexe, houses the fuse board and boiler and creates a large storage area for garden equipment, bikes etc.

Build time 6 weeks.

Garden Office - Cambridge

We have designed this superb bespoke Garden Office to create a perfect setting for our client to work from home.

The building is 6.4 metres by 5.5 metres in size.

The bespoke shape on the front elevation, allows lots of natural light to flood the room, creating a lovely working environment with aspects over the garden.  The large square Velux roof light brings in natural light from above, there is something very calming about looking up at the sky and birds while you work.

Electrics include connections to the clients house via armoured cable with 14 LED recessed down lights internally, external PIR light, Cat6 data point, smoke alarm, 10 double power sockets, 5 single power sockets, external double power socket, in the garden office.

Integrated flexible shelving system was built into the desk area.

With all garden rooms which are built within 1 metre of the boundary and over 15 square metres (internal) size, a Building Control application is requried.  If Building control is not sought, it will effect the conveyancing process on sale of your property.

Garden Office - Long Ashton, Bristol

A superb Garden Office in Long Ashton measuring 5.4m x 3.4m, will provide our client with a superb office to work in.

The site was a steep gradient (upto 500mm) and our type of concrete foundations are a very good solution for this type of ground - see the photo of the foundations before the concrete pour.

Electrics include LED down lights, Cat6A data point, BT point, smoke alarm and we also installed a rotary switch for an air conditioning unit, to be installed at a later date.

The beautiful wood effect porcelain tiles are becoming a popular choice, easy to clean and very hard wearing, perfect for the outside office.

The Cedral Weatherboard cladding in cream/white is lovely contemporary finish.

Garden Room - Chiswick

A lovely garden room has been completed in Chiswick measuring 3.7m X 4m externally.

This terrace house in London had no access to the garden other than through the house, EGR's provided a turnkey solution by carrying out a hand dig and moving all the spoil from the garden through the house (approx. 9 tonne).  The materials were brought in through the house and the building was hand built on site.

Executive Garden Rooms have extensive experience in building garden rooms in London properties, where there is no access to the garden other than going through the property.  When we are dealing with beautiful properties, due care and consideration by the team is paramount, having a company director on site every day during the project is a must and something we pride ourselves with on every job.

In addition to the garden room, we prepared the site by removing an existing timber shed and replacing 5 fence posts.

The garden room is clad with Western Red Cedar, which compliments the dark grey windows/doors.  The 1m x 1m electric opening Velux roof light with remote and rain sensor, lets in a good amount of natural light.

Electrics include connections at both the house and garden room; double power sockets, external power socket, LED downlights; smoke alarm and pendant light fitting.

We assembled the freestanding units for the clients, which sit nicely on the back wall.

Multifunctional Garden Room - Gloucester

This fantastic multi-purpose garden room includes a kitchenette, gym area and shower room.

Measuring 7m x 4m, the garden room has been designed with the clients to provide a flexible space, which can be used by the whole family.

The building is clad with Cedral Weatherboard in a dark oak woodstain finish.  This is favoured by building control because the building is within a metre of the boundary.  The project was fully signed off by Building Control.

The central heating system and hot water is run by LPG gas, which is far more efficient to run than electric.

Electrics include connections at both the house and garden room; 10 internal double power sockets, external power socket, 21 LED down lights and smoke alarm.

A bespoke kitchenette has been fitted with a sink, plenty of storage and has been finished with a wood effect worktop.

The shower room includes a resin shower tray, Mira shower, vanity unit and toilet, pretty mosaic tiles break up the fully tiled shower room beautifully.

Build time 4 weeks.

Music Studio - Wembley

We have designed and built this stunning music studio for our client in Wembly.

The garden room is 3 metres in height to maximise acoustics, this of course required planning permission, which we arranged on our clients behalf.

The electrical package includes connection to the consumer unit in the clients house, together with power sockets, LED downlights internall and externally, cat 6A data point, air conditioning unit and smoke alarm.

The building is clad in Western Red Cedar on the front, left and right and Cedral Weatherboard on the back.

Build time 2 weeks.

Garden Office - Richmond

A practical garden office built for our client who works from home.

Our client wanted a garden room which has a concrete foundation to avoid foxes and rodents nesting underneath in her suburban garden.

This garden office measures 4m x 3.1m, it is clad in dark brown Cedral Weatherboard.

"We have been using the office since Ben left and absolutely love it.  My husband woke up at 4.30am yesterday and instead of trying to get back to sleep he padded down to his office and started work - by 11am he had hit all his targets for the day!

Garden Office and Garage - London

This fantasitc multi purpose garden room, has been designed with one half a garage and the other half as a garden office, a truly unique bespoke solution.

Size 9.25m x 4m in total.  Planning permission was granted together with Building Control to complete this versitle room.

The garage is finished with an electric powered shutter door with alarm and epoxy floor paint to cover the concrete floor, suitable for cars to park inside.

The building is clad with Cedral Weatherboard, the fencing at the rear was replaced as part of the project.

Garden Room - Bath

We have recently completed this lovely garden room for a client in a beautiful village close to Bath.

The room measures 4m X 3.4m and comes with concrete foundations, electrical connections and a full internal electrical package.

Clad in Western Red Cedar, which compliments the anthracite grey windows and french door, a corner aspect window brings in natural light and creates a lovely outlook into the garden.

Garden Annexe - Milton Keynes

This superb 72 square metre Garden Annexe is a great way to extend your home living space - perfect for grandparents or young adults struggling to get on the housing ladder who need their independence, it is exceedingly good value for money compared to buying a flat or bungalow elsewhere.

Measuring 13.4m x 5.4m, this 6.5 week project is the largest undertaken by us, but what an achievement, the size of accommodation is amazing and the clients can't wait to move in.

The annexe required planning permission and is built to the same building regulations as a bungalow, it was checked at various stages by the local building inspector to ensure strict compliance.

Foundations are on a raft concrete slab with 6 pad stones up to 1.5m deep, it contained 36 sheets of 10mm re-enforced steel mesh, 220 metres of steel rebar.  A soakaway takes away the storm water.
As with all connections to mains services a Section 106 application to the local water board was submitted for their approval.

The building is clad with Cedral Weatherboard on the back elevation, which is required by building control because the building is within 1 metre of the boundary.  The remaining sides were clad in Western Red Cedar.

The central heating system and hot water is run by LPG gas, which is far more efficient to run than electric.

Electrics included connections at both the house and annexe; 20 internal double power sockets, external power socket, 32 LED downlights; smoke alarms, carbon monoxide alarm, telephone point, wireless intercom to the house.

A lovely kitchenette has been fitted with single oven, extractor hood, induction hob, ceramic sink, finished with a stunning wood effect worktop.

The colourful shower room included resin shower tray, Mira shower, vanity unit and toilet, the electric opening Velux roof light brings in a good amount of natural light.

There is a very spacious utility room, which houses the boiler and will contain the washing machine and additional storage.

The double bedroom has a large Velux roof light with solar powered blind for night time.

"Right from our initial contact via e-mail we were impressed by the efficiency and professionalism of EGR. This was reinforced during the initial site visit and subsequent negotiations.

For family reasons we needed accommodation in close proximity to an existing property. An annexe was considered to be the ideal solution, so we set about designing a floorplan that was adapted from previous house builds that we had undertaken in France.

We contacted 3 providers of Garden Annexe buildings and held consultation with them on site and by e-mail. We were then able to review initial designs and quotes in order to ascertain the most suitable solution.

Having decided to work with EGR, we held regular discussions with Alison in order to further refine our project. For each aspect of the interior (kitchen, bathroom, flooring, etc.) we were advised the budget allowed for in the quote and given free choice as to the products used. Anything above or below the budget was adjusted in a list of Contract Variations. 

Alison handled all contact with the local planning office and a date was set for the project to commence. From day 1 through to completion, Ben was on site every day and worked tirelessly to keep the project on track and complete on time.

Each weekend we received a plan detailing the works scheduled for the forthcoming week. Any variations decided during construction were accommodated where possible.

Regular liaison between EGR and Building Control ensured that the project met building regulations and approvals.

A thorough clean was carried out prior to handover as well as an explanation of how certain features worked (heating, etc.).

At the conclusion of the project, all we had to do was add furniture. A real turnkey solution.

The result exceeded our expectations. The build and quality of finish is excellent. It is a really pleasant environment in which to live.

From beginning to end (and beyond) Alison and Ben have listened, communicated and delivered. Without hesitation we would recommend their services to anyone that might be considering an annexe."

Garden Room - Ascot

A fantastic bespoke shape garden room built close to the client's pool in Ascot.

This multipurpose garden room is split into two areas, to the left is a storage area accessed by a single door both externally and internally. 

To the right is a large room with shower/toilet facilities, kitchenette and a desk area for home working.  The client chose to have both french doors and a single door so that they can access the room from the front and directly from the poolside.

The corner aspect of full height glass panes creates a superb outlook over the pool area and brings in lots of natural light into the main room.

Works included clearing the site and taking down 2 existing sheds, trenching for the water supply and foul.

Electrics included connections at both the house end and at the garden room, air conditioning, LED down lights, Cat6 data point and smoke alarm.

Garden Room - Ealing

This lovely garden room is in Ealing, London.

Measuring 4.3m x 3.7m, its sits nicely in the garden and allows room for a small store to the right for garden equipment (supplied by others).

EGR's started the project by clearing the site of an old shed and replacing the fence panels to the rear boundary.  We also laid a concrete foundation for the new garden store to the right of the garden room.

Electrics included connection to the house, LED internal and external downlights, smoke alarm and telephone point.

 

Hobbies Room - South London

This practical beauty studio measuring 6m x 4m was build for a busy family in South London.

We have created a light filled, spacious suite of rooms with toilet facilities which required building control.

We laid a separate 4" concrete foundation to the rear of the garden room ready for a garden shed.

Electrics included : external PIR light, air conditioning unit, internal & external LED downlights, smoke alarm, telephone line, ceiling mounted speakers.

With Cedral Weatherboard cladding the building looks contemporary and stylish.

Garden Office - Buckinghamshire

We have designed this superb bespoke Garden Office and landscaped the garden to create a perfect setting for working from home.

The building is 10 metres by 4 metres in size.

The ground works for this build were on a large scale, for the garden room we removed 60 tonnes of soil, the concrete foundations contained 15 tonnes of type 1 base material, 45 square metres of reinforced steel mesh and on top we pumped 10 cubic metres of concrete along a 60 metre pipe from the roadside.

The garden office was beautifully landscaped, 400 granite sets were laid and we barrowed in 7 tonnes of decorative stone.  Post lights were set in concrete along the path.  We laid 40 paving slabs to create an area for chairs/table.

The roof overhangs the building by 900mm at the end, this is reinforced with a steel cantilever.

The office has a french door and a single door for easy access, the full height glass panels create a lovely working environment with aspects over the garden.

Magnetic operated integrated blinds to all windows control the light into the building.  LED recessed down lights; wall lights and emergency lighting were installed internally.  Recessed down lights in the soffit and security lights were installed externally which are controlled by a Wisebox light management system, which enables wireless switching by key fob at the house end and garden room end.

Inside the garden office, the walls internally were lined with 12mm OSB before plastering, this allows shelving and display boards to be fixed to any part of the wall going forward.

We installed 16 Cat6 data points connected to a patch panel; smoke alarm and 10 double power sockets.

Build time 18 days.

This bespoke garden gym was designed to fit into the corner of the clients garden, it only has two 90 degree corners so is truly bespoke.

We removed an old brick built garage and cleared from site to make room for the new garden building.

The garden room is 22 sqm in size, it is clad in Cedral Weatherboard - advantageous when building close to a neighbours boundary due to its fire rating of '0'.  Cedral board comes in many colours.

Large Garden Office with Cloakroom - London

This large garden office is 32 square metres in size and contains a contemporary cloakroom.

This project was in the garden of a flat in central London, the only access to the garden was through the flat which meant a hand dig, 17 tonnes of soil were transferred through the flat to the skips in buckets, 6 tonnes of aggregate were transferred through the flat to the garden in buckets all done manually, 7 cubic metres of concrete were pumped into the foundation via a line pump from the road side.  A 60 ft eucalyptus tree was cut down and also removed through the flat, no mean feat!

The garden building is within a metre from the boundary, therefore it went through building control sign off.  As the property was located in a built up area in London the building inspector requested we use a cladding product that had class O fire performance, after considering different options we used Cedral Weatherboard which looks great and comes in many different colours. 

This cladding is much heavier than Cedar thus requires a deeper footing around the perimeter of the building to take the weight, this is easy for us to incorporate into our build process as we build on concrete foundations which is very popular in London because it avoids foxes and rodents nesting underneath.

With sign off from building control, the garden room can be included in the valuation of your property therefore makes it a great investment, especially relevant for the larger garden room builds.

"I can’t speak more highly of the work done by Ben and his team.  I knew I was in good hands right from his first visit, when we discussed my ideas at length and he gave me plenty of expert advice before I made my decision.  I was impressed by the fact that they only do one job at a time and Ben is permanently on site to project-manage.  We live in a typical London terraced house so the only access to the garden is through our somewhat cramped flat, and it could have been an utter nightmare, particularly during the foundations-laying phase, plus of course I didn’t want to upset the people living in the upstairs flats by making a mess of the common hallway.  No problem on that score, thanks to the extreme care they took to cover carpets and clean up after every day’s work.

The whole job went incredibly smoothly, all the different trades-people were magnificent, they worked amazingly hard and always with a smile so it was a real pleasure to have them around the house and garden, indeed I felt quite tearful when it came to say goodbye, not the usual feeling when you’ve “had the builders in”, this is mainly due to Ben’s amazing people management skills, a lot of CEOs of much bigger outfits could learn a lot from his utterly unflappable approach.  I was consulted on every last detail of the job and all the admin, including the planning permission, was organised by the super-efficient and very friendly Alison who runs the office.

The end result is a deluxe, energy-efficient office space for me and a really good–looking addition to our home that blends in beautifully with its surroundings and has done nothing to detract from the appeal of our lovely garden in which you can easily forget you are only minutes away from the heart of London. I would recommend Ben and Alison and their team unreservedly to anyone wanting a superb new room, designed and built to the highest standards, and not involving any stress"

Garden Office - London

The garden office is a bespoke shape that fits perfectly in the back corner of the garden without loosing too much valuable lawn space, the room is 5.8m wide, 4m deep on the right hand side but only 1.8m deep on the left hand side, therefore only the two front corners are at right angles.

The expanse of glass on the front aspect returns around the side of the building letting in lots of natural light which helps to create a motivating work environment.  The roof light is electronically operated via remote control which has a rain sensor, a lovely feature.  Build time 4 weeks.

Music Room - Surrey

We have recently completed a superb 6m x 4m music room in Surrey which gives the client a dedicated space for playing and recording live music without disturbing family and neighbours.

The music room is highly insulated giving excellent soundproofing and acoustic performance, resilient bar allows the wall and ceiling to be de-coupled from the vibrating surface which reduces both vibration and impact noise penetration.

Underfloor heating ensures the room maintains a controlled temperature all year round, this is particularly important when storing musical instruments.

Garden Room - Hertfordshire

A contemporary garden room 20 sqm in size providing valuable space for the whole family.

The garden room was fitted with black coloured high quality UPVC doors and windows to compliment the black natural stone paving.

We included the electrical connection from the house to the garden room with 8 internal and 4 external LED downlights, underfloor heating, external PIR and security light, external power points and smoke alarm, internet connection, TV aerial and BT phone line.

The floor was finished with a beautiful driftwood coloured Karndean flooring.

Garden Office - Wootton Bassett

This garden office build in Wootten Basset, Wiltshire had an external size of 21 sqm, the building was designed to sit neatly in an awkward corner of the garden.  This true bespoke garden office had 5 corners, each of which were a different angle.

The ground fall was 600mm from right to left, a structural concrete slab was formed with reinforcement and a concrete toe went a further 400mm into the ground.

The office contained LED downlights, underfloor heating, internet connection and BT phone lines and was finished with Oak Karndean flooring.

"After meeting Alison and Ben at the Dorchester show we were impressed with quality of the rooms and their professionalism, the rooms were very competitvely priced for the quality of the build. Our garden room was built in July during the wettest three weeks on record in Dorset!! Despite this Ben worked through the most appalling weather so the building was finished on time and all the sub contractors were here on their scheduled days, except the roofer who came on a Sunday morning as it was the only dry day of the week! – this was exceptional service and meant the room could begin to dry out for the internal works. We had a bit of an issue with the door and window quality but Ben and Alison did not hesitate to sort this out very quickly for us. Overall we are mightily impressed with the room and it will make our business so much more organised. My quality of life and well-being will also hugely improve as I have moved from a cramped bedroom with only a roof window to a lovely view of the garden and so much additional space! Thank you!"

Garden Annexe - Kent

A stunning garden annexe which has a contemporary light and airy feel, the annexe is 7m x 5m and was built 80 metres from the main property, the groundworks were extensive with trenches housing 32mm water pipe, 25mm armoured cable, 63mm foul and cat5 data cable.

The building contains a lounge and kitchenette, a spacious shower room and a double bedroom.  There are lots of windows to the front, with aspects overlooking the gardens and 2 stunning Velux roof lights which let in a good amount of natural light.
