Garden Annexe - Milton Keynes
PROJECT OVERVIEW
This superb 72 square metre Garden Annexe is a great way to extend your home living space – perfect for grandparents or young adults struggling to get on the housing ladder who need their independence, it is exceedingly good value for money compared to buying a flat or bungalow elsewhere.
Measuring 13.4m x 5.4m, this 6.5 week project is the largest undertaken by us, but what an achievement, the size of accommodation is amazing and the clients can’t wait to move in.
The annexe required planning permission and is built to the same building regulations as a bungalow, it was checked at various stages by the local building inspector to ensure strict compliance.
Foundations are on a raft concrete slab with 6 pad stones up to 1.5m deep, it contained 36 sheets of 10mm re-enforced steel mesh, 220 metres of steel rebar. A soakaway takes away the storm water. As with all connections to mains services a Section 106 application to the local water board was submitted for their approval.
The building is clad with Cedral Weatherboard on the back elevation, which is required by building control because the building is within 1 metre of the boundary. The remaining sides were clad in Western Red Cedar.
The central heating system and hot water is run by LPG gas, which is far more efficient to run than electric.
Electrics included connections at both the house and annexe; 20 internal double power sockets, external power socket, 32 LED downlights; smoke alarms, carbon monoxide alarm, telephone point, wireless intercom to the house.
A lovely kitchenette has been fitted with single oven, extractor hood, induction hob, ceramic sink, finished with a stunning wood effect worktop.
The colourful shower room included resin shower tray, Mira shower, vanity unit and toilet, the electric opening Velux roof light brings in a good amount of natural light.
There is a very spacious utility room, which houses the boiler and will contain the washing machine and additional storage.
The double bedroom has a large Velux roof light with solar powered blind for night time.

“Right from our initial contact via e-mail we were impressed by the efficiency and professionalism of EGR. This was reinforced during the initial site visit and subsequent negotiations.
For family reasons we needed accommodation in close proximity to an existing property. An annexe was considered to be the ideal solution, so we set about designing a floorplan that was adapted from previous house builds that we had undertaken in France.
We contacted 3 providers of Garden Annexe buildings and held consultation with them on site and by e-mail. We were then able to review initial designs and quotes in order to ascertain the most suitable solution.
Having decided to work with EGR, we held regular discussions with Alison in order to further refine our project. For each aspect of the interior (kitchen, bathroom, flooring, etc.) we were advised the budget allowed for in the quote and given free choice as to the products used. Anything above or below the budget was adjusted in a list of Contract Variations.
Alison handled all contact with the local planning office and a date was set for the project to commence. From day 1 through to completion, Ben was on site every day and worked tirelessly to keep the project on track and complete on time.
Each weekend we received a plan detailing the works scheduled for the forthcoming week. Any variations decided during construction were accommodated where possible.
Regular liaison between EGR and Building Control ensured that the project met building regulations and approvals.
A thorough clean was carried out prior to handover as well as an explanation of how certain features worked (heating, etc.).
At the conclusion of the project, all we had to do was add furniture. A real turnkey solution.
The result exceeded our expectations. The build and quality of finish is excellent. It is a really pleasant environment in which to live.
