This stunning multifunctional garden room has been designed for our clients in Godalming.

With a footprint of 35m2, this bespoke garden room is being used as an office to work from home, it has a separate practical storage area, lined with OSB with its own entrance door.

A contemporary cloakroom together with a kitchenette has been fitted, perfect for entertaining friends and family after work.

This impressive room is clad in Western Red Cedar which has been protected against UV damage.  The soffit and facia follow the line of the front elevation.  The rear elevation is clad with Cedral Weatherboard in grey.

Electrical connections to the house include LED down lights, smoke alarm, heating, power sockets, Wifi points and external lighting.

An Air Conditioning unit has been installed with WiFi built in to enable easy control via a mobile app, the unit has a movement sensor where it powers down if the room is empty.

The aluminium bi-fold doors on this garden room, together with the two picture windows create a light and airy internal space, with stunning views over the garden.

As the garden room is sited within a metre of the rear boundary, the building was sheathed with external fire board together with internal fire rated plasterboard, the project has been signed off by Building Control per regulations.  We handle this process for you.

Extensive groundworks include lengthy trenching for foul, water and electric, reinforced foundations and a pumping station to take away the foul.  All connections to services have been included.  A stress free turnkey project for our clients.
